STRUCTURAL INSPECTION
A comprehensive Commercial Building Inspection begins with an examination of its structural components Structural components of most buildings include such elements as frames, beams, foundation, roof, joists, and rafters. To start, I visually examine all exposed structural components of a building. I examine exterior walls and cladding, interior surfaces, the roof, foundation walls, and all visible support systems. Once I finish with the “visible” inspection, I use my training to look for clues that may indicate problems in areas where I don’t have the ability to see. Because I can’t see through walls or into concrete, I rely on my senses and visible clues to further evaluate the condition of a building’s structural components. If a major deficiency is discovered, such as a sagging foundation, for example, I may suggest a structural engineer who specializes in this field of expertise be brought on site, in order to investigate further. No one, has all the answers to all the questions which is why I work with a group of experts who I can call upon when needed. My commercial building report will identify the findings regarding the overall condition along with notes on any repair and replacement recommendations.
